There is multiple reasons for getting a home inspection done 1) is if buying a home having a unbias inspection lets you know about any safety issues or defects in the home thi give you the buyer a bargaining chip, 2) a yearly maintenance inspection helps to keep ahead of problems. 3) as a seller this gives you a heads up on things that may come up at the bargaining table so you can make improvement’s before the sale.

A home inspection is a visual inspection of all the systems in the home such as roofing, plumbing, heating and cooling, electrical, attic space, an crawl space. This includes testing equipment with normal operating controls, testing gfci and arc protection with a tester; but we do not remove wall covering, plug covers or even personal furniture that has things blocked from view.

1)chose an inspector that has certifications, insured, and if your state requires a license make sure that they have one and are in good standing. ask what standers they use when inspecting your home, ask if the are a member of any home inspection organization’s such as InterNACHI, ASHI. The Client owns the report, It is theirs to use in the ways that they see fit this is a tool that can be used for negotiations when making a home perches. If the client is the seller it can be used in making repairs before listing a home for sale. But it is not to be given to a third parties.
